AIA East Gateway project is the first premium office (Grade A office) on Bangna – Trat Road. Its design follows WELL Building standards at Gold level and received an award by the Property Guru Thailand Property Awards 2020. This building provides a full range of facilities.

Sustainable Design
AIA East Gateway designs under LEED (Leadership in Energy and Environmental design) at Gold level with 3 main characteristics

- 3) Uses mixture of innovation and technology in every detail around the building, e.g. high quality of energy-saving glass, easy to connect within the office zone to facilitate for time saving, and with green areas throughout the project.
AIR
- 30% higher outdoor air rate to remove stale air and reduce “age of air” within space
- MERV 14 air filtration to filter particulate matters (PM2.5, PM10), pollen, dust, mold, spores, dust mites and other air pollutants
- VOC reduction from using low emitting material (paints and coatings, adhesives and sealants, flooring, insulation, furniture and finishings)
Water
- Drinking water dispensers are provided on each floor with high-efficiency filtration system
- Lead-free drinking water system and associated plumbing certified by ANSI accredited third-party certification body or a local equivalent
NOURISHMENT
- The edible garden with growing space on L5 features
LIGHT
- Glare controls electric lighting fixtures have UGR < 19 to ensure glare is minimized
- Right to light 75% of workstations are within 7.5 m and 95% are within 12.5 m of a window views to exterior
FITNESS
- Exterior active design for pedestrians features an outdoor plaza with landscaped garden, amenities, and a walking meeting trail on Ground floor
- Physical activity spaces complimentary outdoor exercise spaces for building occupants
COMFORT
- Thermal performance are in accordance with ASHRAE 55-2013
- Acoustic comfort reduce noise from the exterior, and control noise from HVAC and nearby space by selecting adequate insulating properties of partitions and interior materials

- Aesthetic integration multiple aesthetic elements and artwork to a create dynamic and delightful user experience via the concept of "sense of time“
- Nature connection incorporates extensive biophilic elements, water features, daylight, and views to ensure occupants' connection to the natural environment
